Buy, Build or Fix It: Choosing the right home for you

Are you thinking about buying a brand new home for you and your family? If so, then there are three main options to consider. You can:

  • Build
  • Buy
  • Fix up
All could be a great choice potentially, but which option is going to be right for you? That’s what we’re going to discuss in this article by looking at the pros and possible pitfalls of each.

The main benefit of building your home should be fairly obvious. With this choice, you are going to theoretically be able to build the dream home. We say theoretically because there are going to be barriers in place. For instance, you need to consider planning. Before you even start to build you will need to make sure that you have the right planning permission in place. This can halt the dreams of putting the swimming pool on the roof or having a waterslide jutting out the side of the home. However, you do still get a considerable level of freedom with what you can achieve here, depending on where you build.

That’s not the only thing that you can keep in control of either. You will also be able to choose exactly how much you spend. When you speak to a contractor, you can work out the costs down to the penny and ensure that things don’t grow out of control. Again, this is a little theoretical as there are always going to be unexpected costs when building your home.

So, what’s the con? Well, it’s an awful lot of work and unlike the other options, it will be a while before you can even think about moving in. You need to make sure that you’re prepared for the long haul here.

Buying is another possible choice and it provides a range of benefits. Here, we’re thinking about buying a new build. New builds will have been constructed within the last couple of years. So right away, there’s a big benefit because the home is up to the latest standards.

For instance, new homes use less energy because they have fantastic insulation. They also tend to be an open plan which is on-trend in the interior design world and fits the modern image that buyers currently love.

New homes can be expensive and they will mean that you’ll need a larger deposit. However, you’ll be investing in something that is a completely fresh product. That means that you don’t have to worry about any problems with wiring or plumbing. Assuming the property was built by a trusted and reputable builder, it’s all going to work smoothly.

One of the issues with new builds is that they don’t always have a lot of character. It’s a lot like purchasing an iPhone. It’s definitely a quality product but it’s going to look like the phones that everyone else has.

That said, there’s a reason why a lot of people choose the new iPhone. They know they can rely on it to provide the quality experience they want. There’s no better choice for a family home than a new build.

Fixer Upper

Fixer-uppers are homes that have seen better days. Ideally, the problems are going to be largely cosmetic. However, there’s always the chance that there are some ugly issues lurking behind those old walls. For instance, you might find that you buy a home with plumbing that needs replacing. This is one of the biggest weaknesses of a fixer-upper. Make the wrong choice and they can end up costing an absolute fortune.

Alternatively, if you make the right choice, you can save a lot of money with a purchase like this. You will be able to make sure that you get the home you want for a lot less than you might imagine.

The trick here is to make sure that you are comfortable with DIY work. Otherwise, you will find your bank balance is drained by hiring all the different expert contractors needed. By the time you’re finished, you might end up paying more than you would for a typical new build.

That said, a fixer-upper will often have a lot of potential. You just need to be willing to put the work in and have a clear view of what you want to create.
